RV LIFE IS GOOD MANAGED UNIT PROGRAM

Some of the great perks to having your unit in our fleet and some ground rules.

FREE Storage for any motorhomes in our Jurassic Park electrified back lot! If you are putting a travel trailer or 5th wheel into our fleet it is a flat $50 per month charge for storage and this will just get deducted out of each months income during the season. With the travel trailers you can store them yourself in the off season so there’s no charge, but during the prime season of May 1st through the end of October we will have them rented and need them on premise.

Unit gets cleaned and disinfected after each and every trip. We follow the Ohio Dept of Commerce guidelines with cleaning procedures and must use Sterifab as a final treatment after our cleaning staff is done disinfecting the unit and we have to “Tag” the RV for the renters to see that it has been done.

40 pt inspection before every trip by our certified mechanics: brakes, transmission fluid, batteries, suspension, tires, belts, oil levels, wipers and we check that all interior components work etc.

We have your unit up on 4 booking platforms and have grown to 58 RVs over the last 2 yrs and there is still plenty of room for us to grow and we are still turning away bookings as many events through the summer book us out of all our RV’s. “RV Life Is Good” spends quite a bit on SEO and we are now getting in over 70% of all bookings as Direct Bookings which alleviates paying any commissions to the three larger booking platforms which are RV Share, Outdoorsy & Good Sam.

Your unit we are managing is completely hands off for you! We do all the front end sales to lock in a booking, we handle the insurance on your unit and we train the family on every aspect of your unit in our building which usually takes about 1.5 hrs to make them fully confident and comfortable with all the features. What separates us from all other rental companies (or the individual owner that put their RV up on the platforms themselves) is that we have a hotline that the renters can call us and get either Kirk the owner or one of our techs 24/7 if they have forgotten how to do something or need assistance! Read our 5 Star Google reviews to see what our customers say about their interactions with us. We are here for them throughout their entire trip.

All mattresses will always get a clean waterproof mattress cover put on them for every rental.

We also offer AAA RV roadside assistance for tire repair or replacement or towing if need be.

All Motorhomes get a GPS tracking device put on (no charge to you) which sends us engine codes or if they’re low on oil or any issue that they may encounter on a longer trip. The GPS tracking also allows us to help the renter if they do get stranded somewhere and we can locate their exact position and can get help heading their way immediately.

We allow you to block off a max of 3 weeks during peek season which is May 1st-Oct 30th for your own personal use of your RV. We take pride in taking care of your RV and every time it comes back we pressure wash the black and gray tanks, do a full exterior bath on your RV and then bring it into our shop for our service techs to do a 40 point inspection. Once everything is checked out then our cleaning staff will professionally clean and disinfect the whole inside of your unit. That being said we will do this same process for your family trip(s) but ask that you bring the unit back to us in the same inside condition as we cleaned it for you but we will still dump the tanks and give it an exterior clean for you upon your return! If the inside is needing cleaned and isn’t up to our standards then there is a $85 charge to get the unit show ready for the next booking.

There is a 60 day notice in writing to pull the unit out of our fleet and we will extend the same courtesy if we feel the unit is no longer a fit for our fleet. You’re responsible for wear & tear items…..tires, windshield wipers, oil changes and anything that is normal routine maintenance that is needing done and of course we do that for you here. Renters are solely responsible for the cost of the tire if it blows on their trip and we have AAA RV so we get someone out to replace it for them if this does happen. Renters are also responsible for a rock cracking the windshield on a motorhome and we will replace the entire windshield at no cost to you. If the chip is so small and can be filled by Safelite and be virtually undetectable then full replacement will not be done.

You need basic insurance on your RV to just cover it while it is stored on our property and to cover you if you are out using it personally. Our commercial insurance is placed on the RV for all renters and we collect a $1500 security deposit for motor homes and $500 security deposit on travel trailers which will cover the deductible and our policy will kick in to repair or replace any damages if there is an incident to the outside of the unit. We have all renters sign an agreement that authorizes us to run their credit card for any damage that may be caused on the inside of the RV and we will repair/replace said parts at no cost to you. If an electronic component goes out and there is no evidence that it was caused by the renter like a TV, radio or inverter these would be the responsibility of the owner but our service techs will replace at cost for you and do it immediately so as not to lose your next booking.

We provide waterproof mattress covers on all beds and do offer packages to the renters so the only things that need provided by you are the essential items like the dump tank hose, the city fresh water hose, power cord, leveling blocks and or wheel chocks etc.

If you decide to put your unit in our fleet we will need it brought up to our shop for an initial inspection and if all looks good we will need to keep it to bathe it, and do an interior clean and stage it for our photographer to get it up on all our platforms. So if you decide to move forward please take all personal items out prior to bringing it up to us so we can get all this done at one time. We will work together to determine the best daily price to charge for your unit so it will get maximum bookings throughout the year.

As a managed unit in our fleet it is a 50/50 split on the daily rental of the RV. You will receive a live Google Sheet that your bookings are added to and you can keep your finger on the pulse and see what you will be making each month. We pay within the first 15 days of the following month for all the bookings in the prior month.

If you decide to move forward we would appreciate any records you have on oil changes, tires changed, service work done or if there has been any past damage that was repaired.

We do have to inspect your unit when it comes in to insure it is road worthy. We will do a roof inspection and look for any signs of dicor deterioration/cracking or any other areas that could be potential for failure or water intrusion in the hopes to keep your unit in tip top shape for years to come. With motor homes, depending on the year of the unit, we may need to check your differential fluid, oil and filters in both chassis and generator, batteries in both chassis and coach and the coolant system. All units will need the tires checked to make sure there are uneven wear patterns on the tires and the treads are still within tolerances. Any issues we will make you aware of and if anything needs addressed we will be happy to correct at a discounted rate or you are welcome to get a 2nd opinion and take it to have the work done if we deem it as a necessary fix to be put in our fleet.

If you decide to move forward we have a Consignment Agreement we will send you to sign. Let me know if you have any questions in regards to anything above and I’d be happy to discuss in further detail.

Thanks,
Kirk Morris
